Serfass Construction received Easton planning officials' approval on Wednesday, Feb. 4, to build a seven-story complex with 73 luxury condos at 101 S. 3rd St., where Fidelity Bank has an office.

EASTON, Pa. — A project to build a seven-story complex with luxury condos soon will launch in downtown Easton after its developer got approval from the city Planning Board.

Serfass Construction is “anxiously ready to get started” on The Lynden at 101 S. 3rd St. — “if the ground ever thaws out,” Vice President Kevin Serfass told the planning commission Wednesday.

Officials signed off on plans that call for 73 condominiums — 15 one-bedroom units, 36 two-bedroom units and 22 three-bedroom units — and about 2,500 square feet of commercial space.

Serfass said the company secured 40 parking spots in the nearby city lot and plans to put a similar amount on the first floor of The Lynden, which is set to replace the Fidelity Bank building.

Residents also will be offered car lifts to enable them to park two vehicles in one spot, he said.

The roof over first-floor parking will be used as a landscaped courtyard space, with seating areas, fire pits and other amenities for residents.

But the developer is no longer considering using solar panels on the roof over the rest of the building, Serfass said.

“The economics aren’t there anymore,” he told planning officials. “The grants or subsidies just don’t exist like they did a couple years ago — different [presidential] administrations.”

'A ton of interest'

Serfass Construction is set to open a sales gallery with a model unit next week at 16 Center Square to offer tours to potential residents.

“Were seeing a ton of interest, which we're all — fingers crossed — hopeful for."

Serfass said almost 1,000 people have registered their interest in luxury condos at The Lynden, where prices range from $390,000 for a one-bedroom unit to $750,000 for a three-bedroom unit with a terrace.

And more than 125 tours already are scheduled, he said.

“We're seeing a ton of interest, which we're all — fingers crossed — hopeful for,” Serfass said.

The project is set to add more momentum to redevelopment in downtown Easton, where construction crews also are working on The Marquis, the Confluence and the Great Square Hotel, among other projects.
