$20M Six10 Flats development brings 75 apartments, more to South Bethlehem

Developers and local leadership cut the ribbon for Six10 Flats, a mixed-use development along E. 3rd Street in South Bethlehem.

BETHLEHEM, Pa. — A South Bethlehem site that was once worker housing and later a surface parking lot is now a mixed-use development featuring 75 apartments, offices and retail space along the East Third Street corridor.

Local leadership on Thursday hosted a ribbon-cutting ceremony for Six10 Flats, a $20 million project bringing a mix of one- and two-bedroom apartments to 610 E. 3rd St.

It’s just across the street from Five10 Flats, another mixed-use offering along East Third at the corners of Pierce and Fillmore streets.

The two buildings are in a central location to walkable amenities, with entertainment at the SteelStacks nearby, dining and shopping along East Third and the South Bethlehem Greenway just a stone’s throw away. It's also just a short walk to the Polk Street Garage, though there’s surface parking close for tenants.

Bethlehem Mayor J. William Reynolds said this is an ideal use for the location, offering another place for folks to live, work and more. It’s also timely, as Bethlehem officials this month have been further discussing strategies to address the housing crisis and its impact on Bethlehem.

“The ability to bring more housing supply to our city and another public-private partnership such as Six10 Flats is just a huge get for our city,” Bethlehem Mayor J. William Reynolds said.

John Callahan, of Peron Development, Civic Property Management as well as a former Bethlehem mayor, said the site was once owned by Bethlehem Steel for employee parking.

And once Mike Perrucci, CEO of Peron Development, and his team got a hold of it, Callahan said they were looking to invest in the area with a quality project at some point.

“We decided that we’re going to build some new things here in Southside [Bethlehem] and try to transform it and build more density and more community here,” Callahan said.

He said this project would not only complement Bethlehem’s premier events throughout the year, but it’d also be a positive for the housing deficit in the southern portion of the city especially.

Boyle Construction brought the project to life.

Rob de Beer with Peron Development said currently about 40% of the rooms are still available, and officials are taking applications now. Some tenants have been living on site since June, he said.

The one-bed, one-bath varieties range from 702 square feet to 753 square feet, costing $1,775 to $1,800 per month.

The two-bed, two-bath varieties are sized from 1,099 square feet to 1,233 square feet, costing $2,375 to $2,550 per month.

Some amenities in each unit include built-in fiber optic internet, stainless steel appliances, quartz countertops, high ceilings as well as washers and dryers in the on-site unit. Though on-site, there’s a rooftop terrace, community room, fitness center and a package room.

Building officials are welcoming tenants to bring their cats and dogs, with a two-pet limit per unit and some breed restrictions, according to its website. The pet deposit is $250-$350, with a pet monthly rent ranging from $35-$100 per pet.
